This question is about a residential home.  We have plans for expanding our family room (requires tear down).  The original plans included a new second floor over this family room.  We are now just going to do the family room, but need corrected plans taking into account no second floor.  Like most cost is a factor and we are looking for the best way to accomplish this.

I would have to look at the plans that you have to ascertain how much work would be involved in modifying the design. One architect cannot modify another archtiect's plans so I would have to redraw them to suit your current needs and budget.

The most important issue is to make sure that the new family room will satisy your spacial requirements and be asethically pleasing while taking into account your budget. 

My suggestion is to contact a local architect whom is familar with the Town's Zoning Codes.
