For a home purchase, what is better--a pre-approval letter, or a pre-qualification?  Also, how do I obtain the preferred one?

Dear Sir/Madam:

It's usually better, in my opinion, to provide a customer with a pre-qualification letter that sets forth a price range within which a real estate salesperson should show properties.  That establishes the parameters for your house hunting -- not only the purchase price, but the annual property taxes, as well.   Once you have found a specific property you wish to purchase, we can certainly prepare a pre-approval letter. 

All that's involved in this process is obtaining a credit report (which I can do) and a factual representation from you regarding your employment, income, assets, and source of funds for closing costs.

A pre-qualification is a simple rate quote, based on some assumptions about your deal and your qualifications.  However, a Realtor will not present your pre-qualification together with your offer to a prospective seller.  For your offer to go through, you will need a pre-appoval.  The pre-approval is based on your purchase price, the amount of your downpayment, assets in reserve, your credit score (FICO) and your earnings history.  As a direct lender, I would be happy to provide you with a pre-approval and guide you through the entire purchase process to the end.  You can reach me at 917-751-6342.  Steve B.
