   Question    posted to Deck & Porch Contractors on 09/02/08 07:16 AM, New Rochelle, NY 10804
We installed a deck over a year ago.  It has never been stained or sealed.  Now we are about to get this done and I want some general guidance.  Should we clear seal, or is it best to put down a stain/paint and then seal?  Is sanding recommended before/after a coat (first coat) of stain or sealer, or is it not necessary?  What do you think of one-step stain/sealer?  Is it best to use two or three steps?

There is no need to sand the deck. But it need to power wash only, then one coat of stain or sealer is good enogh.

Waterproofing decks should be done every year.  Staining the deck lasts longer.  Regarding your questions, the stain is a sealer too.  It is best to put down a stain with semi-transparent color to match the house.  Whether to sand first depends on the condition of the wood; powerwashing might be better.  One-step stain is best for decks.  For furniture, three steps is better.
