I am looking for a home inspector that is familiar with FAKE stucco, EIFS, how to recognize it, what is takes to remove it, and cost to replace.  We have found a house that we think was covered in this stucco a few years ago and are interested in buying the house but need someone to look at it for us.

I can identify it, but I am a home inspector,not a contractor,and I cannot give an estimate on removing it. I do not do removal.  I do, however, perform mold testing, and there may be a mold problem if there is EIFS. I can test for it.  I can be contacted at 914 736-3165.

When doing an EIFS inspection you should use an infrared imager to determine how much latent moisture is trapped (if any) behind the EIFS system. If you do not use infrared technology on this type of inspection you will only be able to assess the damage by tering off the EIFS system and at that point you may wish you never purchased the home if the damage is extensive. The infrared is a great way to asses EIFS damage through a non-destructive inspection and we are one of the only Westchester County Home Inspection Companies who have a Level I Certified Thermographer qualified to do this type of inspection for you. If that's all you need, you would be better off calling a contractor that installs the material. A home inspector should not be giving price quotes on anything. I could tell you if it's present (if I can see it - we have to be totally non destructive -no holes drilled etc.). Call if I can help. JPG

It has been some time since the original post; I hope the questionnaire was able to find the right inspector. I am a CERTIFIED EIFS Inspector, Stucco Inspector, Building Envelope Inspector, and Moisture Analyst. It is important that all EIFS installations are inspected by an inspector that specializes in this type of work. It is frightening to think of what you can miss if you do not know what you are doing. Infrared cameras are great tools, but they are not the "silver bullet". It is important to test the moisture content and resistance of the substrate, and it is important to determine if water is infiltrating into the building.
